In December 2013, the Hoboken City Council declared the North End region, north of 14th Street bounded by the Hudson Bergen Light Rail and Park Avenue in Hoboken, an Area in Need of Rehabilitation. The City adopted the North End Redevelopment Plan in March 2021, and amended the Plan September 21, 2022.
In June 2012, the Hoboken City Council declared the Southwest area in Hoboken an Area in Need of Rehabilitation. The City adopted the Southwest Hoboken Redevelopment Plan in June 2017.
In October 2012, the Hoboken City Council declared the Post Office site in Hoboken an Area in Need of Rehabilitation. The City adopted the Hoboken Post Office Redevelopment Plan in April 2017, and amended the Plan on June 19, 2019.
A resolution was adopted by the City Council on October 15, 2014, which replaced the previous resolution of Rehabilitation Area designation adopted on October 19, 2011 that was set aside by the Appellate Division without prejudice in September of 2014 based on a technicality in the wording of the Resolution regarding the age and condition of the water and sewer infrastructure. The City adopted the Redevelopment Plan Neumann Leathers Rehabilitation Area in December 2015.
In July 2007, the Hoboken City Council declared the Western Edge region, along the palisades between 9th Street and 14th Street, an Area in Need of Redevelopment. The City adopted the Western Edge Redevelopment Plan in August 2015, and amended the Plan on December 19, 2018, September 18, 2019, April 1, 2020, July 3, 2020, October 21, 2020, December 15, 2021, and January 19, 2022.
In February 2007, the Hoboken City Council declared the Hoboken Yards site along Hudson Place and Observer Highway an Area in Need of Redevelopment. The City adopted the Hoboken Yard Redevelopment Plan in December 2014, and amended the Plan on February 19, 2020.
In March 2006, the Hoboken City Council declared the Public Works Garage Site an Area in Need of Redevelopment. The City adopted the Redevelopment Plan for the Public Works Garage Site in April 2006 and amended the Redevelopment Plan in June 2008.
The Northwest Redevelopment area has been declared an Area in Need of Redevelopment. The City adopted the Redevelopment Plan for the Northwest Industrial Area and amended the plan several times, most recently in June 2018.
The South Waterfront site has been declared an Area in Need of Redevelopment. The City adopted the South Waterfront Redevelopment Plan in November 1989 as “The Waterfront at Hoboken” and amended the plan several times, most recently in April 2004. This area is fully built out.
